Whether a project that should be registered actually is, and what the public project record says about this builder.
The Real Estate (Regulation and Development) Act requires registration of projects that fall within it. Not every building is a registered project: older completions, and some small developments, sit outside it. A RERA number printed on a brochure still has to be checked against the state portal.
We look up the registration, the promoter, the approved plan details published there, and the complaints or orders that are public. This is a background check from public records, not a credit rating of the builder.
Laws and records vary by state. Khata, mutation, jamabandi, patta, and municipal extracts are not interchangeable, and the office that holds them changes with the city. The points below describe the work in general. The papers we ask for follow the property’s location, and the report names the source that was actually consulted.
Tell us the city and what you are buying. We will reply with the papers to send and a quote for the scope.
