A scoped search of public court and forum records against the property and the names that matter to the deal.
A property can be under a suit, a partition claim, an injunction, or a consumer complaint without that fact appearing in the sale deed. Court records in India are not one database. A search is only as wide as the courts, tribunals, and names it actually covers.
We agree the list of forums and the names — seller, prior owner, builder, and the property identifiers — and we report what was searched, what was found, and what could not be searched.
Laws and records vary by state. Khata, mutation, jamabandi, patta, and municipal extracts are not interchangeable, and the office that holds them changes with the city. The points below describe the work in general. The papers we ask for follow the property’s location, and the report names the source that was actually consulted.
What this covers
Civil suits and injunctions traceable to the property or the parties, within the forums in scope
Partition and inheritance disputes that may bind a buyer
Consumer complaints against a builder, where the project is the subject
Insolvency or tribunal entries where the seller or the builder is a company and the scope includes them
A clear statement of forums that were not searched
Documents we typically need
Full names of the seller and, where relevant, the previous owner and the builder, with father’s or entity details to reduce false matches
The property schedule, so a case about a different unit is not mixed in
Any notice, summons, or “pending case” remark the seller or the society has already shared
What you receive
Cases that appear to relate to this property or these parties, with a caution where the name match is uncertain
The status shown on the public record at the date of search — not a prediction of the outcome
Points to ask the seller to explain, and papers to demand
The list of sources checked
Common red flags
An injunction or a stay that the agreement does not mention
A partition suit in which not all heirs have joined the sale
A consumer complaint about title or delay that the buyer was told “does not concern this flat”
A common name with no further identifier, which we will not treat as a clean result
A seller who refuses to share the case number already known to the society
