A resale flat, a builder allotment, a plotted parcel, and a lender’s security are not the same job. The questions change with the paper.

The firm
Title Jaanch exists so that a buyer, an investor, an NRI, or a lender can see the state of a property before money is committed. The work is documentary, specific to the city, and written in plain language.

Property files in India are rarely one document. A sale deed, a revenue extract, a society ledger, and a court search can each tell a different story, and they sit in different offices. Title Jaanch was set up so those pieces are read as one engagement, and so a gap is named rather than smoothed over.
The firm is Rajendra Prasad. His work sits at the meeting point of real-estate files and disputes: RERA and consumer litigation, claims, documentation, and the accounts and tax questions that often travel with a property.
A resale flat, a builder allotment, a plotted parcel, and a lender’s security are not the same job. The questions change with the paper.
Public records are more useful once the file in hand has been read. We look for the gap between what you were given and what the registers say.
Findings are in ordinary language, with the technical detail attached. You should be able to see the risk without translating the report first.
Names, dates, survey numbers, and flat identifiers are checked against each other. Small mismatches are often where the trouble starts.
The report describes the property. It is not written to push a booking, a sanction, or a sale across the line.
You know which searches are included, which offices need the seller’s cooperation, and what we will not be able to see.
Property deals move. We say early if a search cannot be finished in the window you have, and what a shorter review would leave open.

Advocate
With over 25 years of extensive professional experience in the real estate sector, consumer litigation, RERA-related legal matters, financial operations, taxation, conciliation, and mediation, I founded Title Jaanch with the vision of providing comprehensive, reliable, and professional real estate title verification, due diligence, and advisory services.
Throughout my professional journey, I have been associated with several reputed corporate organisations and leading names in the real estate and business sectors, including Rajni Industries (a T-Series Group company), Intex Technologies Ltd., Concord Infrastructure Pvt. Ltd., EMAAR India, Spaze Towers Pvt. Ltd., and Raheja Developers Ltd.
These diverse professional associations have provided me with extensive exposure to real estate transactions, property documentation, title-related matters, regulatory compliance, financial management, taxation, dispute resolution, and litigation proceedings.
Drawing upon this rich experience and multidisciplinary expertise, Title Jaanch aims to offer a comprehensive approach to property-related matters, with particular emphasis on transparency, legal diligence, risk identification, and protection of clients' interests. The objective is to empower property buyers, investors, and stakeholders to make well-informed decisions through meticulous examination of property records, verification of ownership and title documents, and identification of potential legal and financial risks.
At Title Jaanch, the guiding principle is simple: ensuring greater transparency, confidence, and security in every property transaction.
