Process
Each step has a part for us, a part for you, and something you can hold at the end of it. A narrower instruction leaves steps out in writing.
We agree what the property is, what you need to know, and which papers you already hold.
The file is read for gaps, changed descriptions, and links in the chain that are missing.
Registrar, revenue, municipal, and court records are checked to the extent the scope and the city allow.
Each point is marked as verified, only partly supported, or a risk that needs a decision.
You receive a written report. Where the engagement includes an opinion, it is identified as such.
The report is explained again if your lawyer, your family, or your lender needs to hear it.
It is not title insurance, and it is not a promise that no dispute will ever arise. It records the searches that were done, the papers that were read, and the points that remained open on that date. If a registry, a court list, or a seller’s document was unavailable, the report says so rather than treating silence as a clean result.
Tell us the city and what you are buying. We will reply with the papers to send and a quote for the scope.
